It can be less expensive to buy. With the 2/1 buydown program, the mortgage interest rate that buyers lock in today will be reduced by 2% for their first year of homeownership. The discount is then reduced to 1% for the second year, and the loan will return to its original fixed rate at the beginning of the third year. However, buyers are welcome to refinance anytime, especially if mortgage rates decrease as projected.

“Interest rates aren’t forever. The payment isn’t set in stone for the rest of your life,” Ashby said. “We recommend buying now, even though rates are a bit higher, so you can get into an area where you want to be and into a home that you’ve fallen in love with while there’s still availability.”

Visionary Homes has partnered with First Colony Mortgage as their preferred lender to simplify the borrowing process. The buydown program does have upfront costs, but Visionary Homes and First Colony Mortgage will cover those costs to pass even more savings on to qualified buyers.

Homeowners can save thousands of dollars over the first two years of their loan by taking advantage of this exclusive offer, Ashby said. Interest rates are constantly in flux but could start as low as 5.50%.

The 2/1 buydown program is only available to buyers who obtain a loan through First Colony Mortgage and go under contract on specific quick move-in Azalea townhomes or Desert Color condos before the end of June.
