CONTRIBUTED CONTENT — Featuring innovative design and breathtaking views, the 2023 St. George Area Parade of Homes showcases the area’s most exceptional new homes. This year’s tour is also the most expensive in the 33-year history of the event, with the majority of listings priced at over $1 million.

It’s no secret that Southern Utah is a desirable place to live, and growing demand coupled with limited inventory has caused real estate values to skyrocket in recent years. More builders are choosing the greater St. George area to invest in luxury developments and custom homes, resulting in some truly extraordinary listings.

“The Parade of Homes has grown tremendously over the past 10 years and particularly over the past five years,” said Adam Legg, CEO of Red Rock Companies. “We’ve seen St. George climb in every statistic, from price point to square footage.”

This year’s Parade of Homes features 30 homes, 25 of which have a price tag exceeding $1 million. 14 of those homes are valued at over $2 million, the most in the tour’s history.

The highest-priced home is listed for $6.125 million, while the least expensive is valued at $502,000. The median home price is $2,649,152.

Compare that to a decade ago. In 2013, the most expensive home on the tour cost $2,699,500 and the least expensive was priced at $304,900, with a median value of $631,824. Only two homes were listed at over $1 million.

Five of this year’s featured homes are located within Desert Color, more than any other community in the history of the tour. Located just off I-15 and the Southern Parkway, Desert Color encompasses 3,350 acres of residential and commercial properties as well as a resort. The development maximizes all the attributes of its beautiful natural setting with a commitment to water conservation and harmony with the environment.

“Southern Utah has never seen anything quite like Desert Color,” Legg said. “The amenities are truly incredible.”

As a partner with many of Southern Utah’s finest communities and leading developers, Red Rock Real Estate has the experience and local expert buyers and sellers need to successfully navigate today’s market.

Most of the homes featured in this year’s tour are for sale, which Legg said is indicative of Southern Utah’s shifting real estate market. On the heels of a red-hot seller’s market that started in 2020 and continued through the pandemic, inventory has been increasing over the past six months.

“We’re in more of a buyer’s market now than we have been in quite a while,” he added. “There’s a lot more opportunity with more available homes and sellers being more willing to negotiate.”
