CONTRIBUTED CONTENT — What’s the best time of year to buy a house? Although it’s one of the most common real estate questions, the answer is far from “one size fits all.” Consider the benefits of taking the plunge this winter and settling into a cozy new home for the holidays.

Historically, winter is the slowest season for realtors and lenders. Fewer homes are on the market because not as many sellers are willing to relocate during the holidays. However, prices also decrease, and homebuilders are usually more motivated to sell newly constructed quick move-in properties.

“Now is the perfect time to buy a brand-new house,” Visionary Homes Marketing Director Ryan Ashby said. “Buying in the winter has a lot of pros and very few cons.”

The St. George Area Parade of Homes, held over Presidents’ Day weekend each year, typically signals the start of buying season. Along with warmer weather, spring and summer in Southern Utah bring an influx of both locals and visitors searching for homes, which can make it challenging to get your foot – and your offer – in the door.

During the winter, though, market activity slows considerably. And with fewer buyers looking around, sellers are often eager to make a deal. They might be more willing to negotiate on not only the listing price but also contingencies, repairs and other factors.

While house hunting in the snow and ice doesn’t sound appealing to some buyers, it’s not a concern in the St. George area. Many builders offer specials to kick off the new year and showcase the serene beauty of Southern Utah in wintertime.

“You can get a brand-new house at a great price with less competition,” Ashby said.

Another advantage of buying during the winter months is that business is usually slower for mortgage lenders as well. This allows deals to close more quickly, especially if you’re buying a move-in ready home from a builder.

Visionary Homes is currently offering their best pricing of the year on all move-in ready homes in Southern Utah. Buyers who close before Dec. 31 will not only enjoy reduced prices, but also the lowest guaranteed prices.

“If people go under contract today and the price of that home drops at all during the contract period, we’ll honor the new lower price,” Ashby said. “Our buyers are guaranteed to get the best pricing possible.”

Available properties include condos, townhomes and single-family homes in Desert Color as well as single-family homes in Divario. Both communities feature thoughtfully planned neighborhoods with breathtaking desert views and endless opportunities for recreation.

Houses may be made from brick, mortar, wood and other materials, but it’s the memories and moments that happen within their walls that make them worth living in. Visionary Homes builds dream homes for every buyer and lifestyle in Southern Utah.

Ashby said the No. 1 reason Utahns choose Visionary Homes is its reputation for exceptional buyer service. Changes in the housing market are inevitable, but the company remains committed to offering an affordable yet high-quality building experience through the ebbs and flows.

“We want anyone looking to build or buy a new house with us to know that we’ll take care of them,” he added. “We’re very mindful of what it takes to offer the best product possible, because this is their home.”

Offering a wide range of styles and sizes, Visionary Homes is building and selling in four unique Southern Utah developments. Enjoy resort-style living at Desert Color, where you can choose from condos, townhomes or single-family homes.

Get closer to nature in Divario, nestled among miles of trails near Green Valley. Family-friendly amenities abound in Warner Gateway just off the Southern Parkway, while the Azalea Townhomes in Ivins provide gorgeous red rock views at more accessible price points.
